Regulatory Reform Fire Safety Order (RRFSO) 2005

This order had introduced the legal requirement for all buildings to have a Fire Risk Assessment undertaken.

Grease extract systems must be regularly inspected & cleaned to ensure that any identified fire hazard has be removed, controlled or minimised where possible.


Building Engineering Services Association (BESA) Guide to Good Practice – TR/19 ‘Internal Cleanliness of Ventilation Systems – Section 7’ (Second Edition,2013)

Identifies the specific considerations for kitchen extract systems.


B&ES DW/172: Specification for Kitchen Ventilation Systems (2005)

It is essential that a kitchen extract ductwork system, and canopy/extract plenum, is provided with access panels of sufficient, number, quality and size to enable unrestricted access for regular cleaning and inspection of the internal surfaces and in-line components. All panels in accordance with the requirements of DW/144 (2013) & DW/172.


Workplace (Health, Safety & Welfare) Regulations 1992

Regulation 6: Requires that enclosed spaces be ventilated.

Regulation 5: Requires ventilation systems be cleaned as appropriate.


Corporate Manslaughter & Corporate Homicide Act 2007

According to leading legal experts this Act makes it easier for prosecutors to secure convictions in the aftermath of building fires linked to poorly maintained ventilation.


Fire Protection Association: RC44 ‘Recommendations for Fire Risk Assessment of Catering Ventilation – 2006’

“70% of fires in commercial kitchens originate in faulty ventilation due to fat & grease build-up (Fire & Rescue, 2016)”.

“London Fire Brigade sources report that there is a kitchen extract ductwork fire on average every 9 days in Greater London alone (London Fire Brigade, 2016).”


Risk Management & COSHH Manuals

Risk assessments, method statements and COSHH Assessments must be understood by all those carrying out the works and it is the responsibility of the site supervisor (s) to ensure that the control measures and safe system of working are adhered to (BESA’s Risk Management & COSHH Manuels).


Commercial Liability/Property Insurance Policies

-These policies invariably contain conditions and warranties that stipulate a minimum cleaning frequency for grease extract ductwork systems under the insurance contract which can be of a higher frequency of cleaning than TR/19 recommendations. Failure to comply with such requirements will invalidate your property insurance policy.
